The numbers

Savannah at 73 days to pending and $342,336, down 2.6%. Brunswick at 94 days and $319,195, up 1.1%. Hinesville at 73 days and $256,906, up 0.5% after adding 18 days. Statesboro at 69 days and $278,945, up 0.3% after adding 9.

Brunswick's 94 days is the slowest figure across every metro in all ten states we build for. Add a closing period and a coastal Georgia seller is realistically planning four months or more.

The honest advice for this region

We build these sites to help people buy before they sell. In coastal Georgia we would tell a fair number of owners not to.

When a market takes three to four months to go pending and the asset is flat or falling, carrying two homes is a long, uncushioned exposure. The structures that survive it are the ones with the lowest monthly obligation, and even those need income that comfortably absorbs a third payment for a full season.

Where it does work: strong income relative to both payments, substantial equity, and a realistic rather than hopeful sale estimate. Where it does not: thin equity, tight ratios, and a plan built on the house selling by spring.

Why renting gets a closer look here

A 94-day market is exactly the situation where converting the departing home earns its place. It removes the timing exposure entirely and turns the question into whether the property covers its own payment.

The trade is the homestead assessment cap, which applies to homestead property only, so a rental sits outside it. The cap on the coast

Chatham County and its school district opted out of HB 581 by the March 1, 2025 deadline. SB 33, signed May 11, 2026, makes the state-wide base year homestead exemption mandatory for all political subdivisions from the 2027 tax year, so that changes.
