What this shape means
Compare it with the other states in this round and Georgia stands out in one direction. Michigan sells in 22 to 41 days. Virginia in 26 to 62. Georgia runs 44 to 94, with the median well past the national benchmark.
For someone carrying two homes that is simply more months of two payments. The structure has to survive a longer stretch, and the financing has to be sized for it.
The deterioration matters as much as the level. Seven metros lost more than two weeks of speed in twelve months. That is a fast-moving input, and it means the anecdote you heard last year is stale.
The price split runs backwards here
Usually the large metros hold value best. In Georgia the small ones did: Valdosta up 3.9%, Columbus 3.8%, Albany 3.4%, Macon 3.2%, Warner Robins 3.0%, Augusta 2.8%.
The large ones went the other way: Savannah down 2.6%, Atlanta down 1.6%, Gainesville down 1.3%.
So Atlanta and Savannah owners face the least forgiving combination available: a slowly depreciating asset and a lengthening marketing period. A conservative sale estimate is not pessimism there, it is arithmetic.
Where Georgia still works well
Columbus at 44 days and up 3.8% is a genuinely good set of conditions, and LaGrange improved by 7 days over the year to 51. Those markets support the full range of structures.
Elsewhere the honest advice is to plan a longer carry, be conservative on price, and give serious consideration to selling first. That is not the answer we are paid to give, and in parts of Georgia it is the right one.

Should I sell first in Georgia?
In several markets it is worth serious consideration. Where marketing times run 85 days or more and values are easing, as in Atlanta and Savannah, carrying two homes means a long exposure to a softening asset. In Columbus, at 44 days and up 3.8%, the calculus is very different.
