How long does the carry actually need to last?

Georgia's marketing times are the longest in the country and several metros got materially slower this year. Pick yours.

Illustration from Zillow Research mean days to pending for the month ending August 2026. Your own property may differ; this is not a loan commitment.

Why this is the Georgia calculator

Other states in this network get a tax calculator, because tax is what drives their decision. Georgia's driver is time.

The carry length determines whether carrying both payments is realistic, whether a bridge term is long enough, and whether renting the departing home deserves a serious look. Get it right and the structure follows. Get it wrong and the structure fails in month three.

About the margin

The tool suggests planning against roughly a quarter more than the raw figure. That is not arbitrary caution.

Seven Georgia metros lost more than two weeks of marketing speed in a single year: Valdosta 21 days, Gainesville and Dalton 19, Hinesville 18, Rome 17, Warner Robins 15, Augusta 12. A market moving that fast against sellers deserves a buffer, and the cost of the buffer is planning conservatively rather than borrowing more.

What it deliberately leaves out

Your specific property. A metro mean is a midpoint across every price band and property type, and a well-priced house in a popular school zone will beat it while an over-priced one will not. Your agent's read on your specific listing is better information than any average.

It also leaves out the money. What the carry costs depends on both payments, which is the two-payment test rather than a days figure. See the qualifying page, and the structures on the structures page.

Frequently asked questions

How long does a Georgia buy-before-you-sell carry usually last?

Add your metro's days to pending to your closing period. For the month ending August 2026 that means roughly 79 days in Columbus with a 35 day closing, about 104 in Atlanta, and about 129 in Brunswick. We suggest planning against a margin on top.

Why add a margin to the days-to-pending figure?

Because the input is moving. Seven Georgia metros added more than two weeks of marketing time over the past year, led by Valdosta at 21 days and Gainesville and Dalton at 19, so a plan built on the current mean has little room if the trend continues.

Does this tell me what the carry will cost?

No, it tells you how long it is. What it costs depends on both housing payments together, which is the two-payment test that underwriting runs.
