The numbers

Columbus at 44 days to pending and $210,990, up 3.8%, and three days faster than a year earlier. Warner Robins at 51 days and $254,475, up 3.0%. LaGrange at 51 days and $204,293, up 2.3% and seven days faster. Albany at 61 days and $169,294, up 3.4%. Macon at 69 days and $200,076, up 3.2%.

Columbus is the only Georgia metro that beat the national benchmark of 53 days, and LaGrange is one of only three that improved on speed over the year.

Why the arithmetic works better here

Two reasons, and they compound.

The first is speed. A 44 to 51 day marketing period plus closing is a manageable overlap for many households, and it is the kind of timeline that supports a defined bridge rather than requiring an open-ended structure.

The second is price level. The two-payment test is an absolute-dollar test, and typical values of $169,294 in Albany, $200,076 in Macon and $210,990 in Columbus are among the lowest across the ten states we build for. Smaller payments on both sides means more households clear the bar.

Add rising values, 3.0% to 3.8% across these markets, and Middle Georgia is the region where the strategy carries the least risk in the state.

The one thing to watch

Warner Robins added 15 days over the year, from 36 to 51. That is a large single-year move and it is the kind of shift that makes last year's anecdote misleading.
